Rosenberg develops with smart growth for business and culture

The City of Rosenberg, Texas, lies at the geographic and logistical heart of Fort Bend County, named the No. 5 U.S. County for growth by Forbes. Rosenberg leverages its small-town charm, family-friendly surroundings, and business-friendly environment to grow the local economy. The city’s vision for smart growth is yielding rewards. This summer, after considering 30 Houston-area sites, national discount grocer ALDI announced Rosenberg as its choice for a 650,000-square-foot distribution center and regional headquarters. Construction on the facility is scheduled to begin spring 2014, with the facility fully functional by the fall 2016. The center is expected to bring 150 jobs to Rosenberg’s employment base and add significant value to the city and county’s tax base.

Additionally, the city entered into a public-private partnership with Fuller Realty Partners to develop Rosenberg Business Park, a deed-restricted park expected to attract a high level of interest from the manufacturing and distribution industries. Infrastructure is in place and construction began earlier this month on the 184-acre development located less than half a mile from the newly designated Interstate 69 (U.S. Hwy 59). Available sites are anticipated by the end of 2014.

“Rosenberg’s recent increase in development is the result of cooperative community efforts and regional partnerships to plan for future infrastructure needs and recruit new residents and businesses,” said Rosenberg Mayor Vincent M. Morales, Jr. “We are revitalizing our historic areas and commercial corridors, developing small business, and improving the quality of life for our citizens, businesses and visitors. I am encouraged each day by the dedication and hard work of our community, and I couldn’t be prouder to call Rosenberg home.” 

Rosenberg has long emphasized quality of life, and in September, the city’s historic downtown received a prestigious cultural district designation from the Texas Commission on the Arts (TCA). The Rosenberg Historic Downtown Cultural District is one of only 24 in the state, and the only TCA designated cultural district in Fort Bend County. Benefits of the designation include marketing support and grant funds to encourage increased development within the district and surrounding areas. 

From 2000 to 2010, Rosenberg’s population grew by 30 percent to approximately 31,000. The city’s population increase is expected to continue, as more companies and families relocate to the area. Rosenberg’s Economic Development Director Matt Fielder notes the housing market is on the upswing, with an increased demand for larger, higher-value homes in the city.

“Many people don’t realize Rosenberg is the largest city in Fort Bend County in terms of land area,” Fielder said. “Rosenberg’s current area, including our extra-territorial jurisdiction, spans 108 square miles, the majority of which is currently undeveloped. Ultimately, Rosenberg will have one of the larger municipal populations in Fort Bend.”

In addition to size, Rosenberg also enjoys a prime location along Interstate 69 and astride all three Class I railroads serving the Houston area. Interstate 10 is directly accessible via SH 36, and the city is easily reached via Houston Hobby and Bush Intercontinental airports, and the Ports of Houston and Freeport. This easy access, coupled with ample available tracts of land and Rosenberg’s pro-business approach, create an optimal mix for companies looking to build new facilities or relocate to the Houston area.
